How our Capital Gains Tax valuation quote process works
Every Capital Gains Tax valuation we issue is prepared by a Certified Practising Valuer (CPV) who is a full member of the Australian Property Institute. We don't outsource, we don't use desktop estimates, and we don't rely on automated valuation models. Each report is built from a physical or kerbside inspection (where required), full title and planning research, and a curated set of comparable sales drawn from the same suburb and the same value bracket as your property — exactly what the ATO and your accountant expect to see in the working paper file.
When you submit the form above, your enquiry goes straight to a senior valuer — not a call centre. We respond within two business hours during standard hours (Monday to Friday, 8:30am to 5:30pm AEST) with a fixed fee, a clear scope of work, and an estimated delivery date. Most residential CGT valuations start at $440 including GST. Commercial, rural, and specialised properties are quoted individually. There is no obligation to proceed and no charge for a quote.
What to include in your enquiry
The more detail you can share up front, the faster and more accurate your quote will be. The essentials are: the full property address, the type of CGT event (sale, transfer, deceased estate, change of purpose, SMSF in-specie contribution), and the relevant valuation date. For retrospective valuations we also need to know if you have any historical evidence — old contracts, council rate notices, agent appraisals, building approvals, or photographs from the period. None of this is mandatory, but it strengthens the report and reduces risk of an ATO objection.

Turnaround and delivery
Standard reports are delivered within five business days of inspection. A 48-hour urgent service is available for time-critical matters such as approaching ATO deadlines, settlement dates, or court directions. Reports are issued as a signed PDF, with the full comparable sales schedule, methodology, assumptions and limiting conditions included — ready to drop into your tax return workpapers or court bundle without further formatting.
